Why conduct an audit?
Because investing should never be an act of faith.
In Africa, real estate suffers from a lack of transparency that often turns your projects into financial nightmares. The T&Co audit is your shield against uncertainty. We don't just "look"; we scrutinize each property through our triple expertise (legal, technical, and aerial) to turn sellers' promises into mathematical certainties.
Conducting an audit with us means rejecting chance and choosing peace of mind: you buy what you see, and you own what you pay for.

Property Appraisal
It's no longer a well-kept secret: as soon as a seller knows that the buyer lives in Europe or America, prices double.
The context: The African real estate market often lacks transparent price databases. Prices are set "according to the client's head" and through speculation.
The T&Co service: Our experts conduct an objective assessment based on the actual market value, the condition of the land, access to infrastructure (water, electricity, asphalt), and the potential for appreciation. We provide you with the fair price, helping you avoid overpaying for an asset due to a lack of local information.
Formal Verification
Having a document that looks like a Land Title is one thing, having a valid and registered title is another.
The context: Double sales, overlapping land titles, or expired documents are common. Administrative paperwork can be "doctored" to deceive the untrained eye.
The T&Co service: This is the administrative "Deep Dive." We physically go to the Cadastre, the Domain, and Urban Planning to verify that the title is active, unique, and free of any mortgage. We check the chain of previous owners to ensure that no link is missing.
Informal Verification
This is undoubtedly the most crucial service in Africa. A file may be perfect administratively, but it can be a social nightmare.
The context: Customary law often clashes with modern law. A piece of land may legally belong to "Mr. X," but the neighbor's family may claim that the great-grandfather never sold it.
The T&Co service: This is our neighborhood survey. Our legal representatives will "listen to the land." We are checking for any latent family disputes, customary claims, or if the land is located in a public utility project area (future road, school) that has not yet been reported. Buy social peace, not just land.
Legal Representation
In Africa, entrusting your signature to a relative is the leading cause of land disputes for the diaspora.
The context: Between poorly drafted powers of attorney and family trust abuses, the investor is often vulnerable.
The T&Co service: We replace "family trust" with a contractual security. Our partner lawyers and notaries act as your official representatives. They secure signatures, verify the true identity of sellers, and ensure that every act performed is legally unassailable in local courts. You no longer need to send a family member because you send the Law.
